The Home Build Process Explained

If you’re a little confused about the process of building a house, you’re not alone.

While exciting, the house building process is mysterious to a lot of new home buyers. That’s why we’ve put this guide together to explain how it all works.

If you choose JG King Homes as your builder, we’ll guide you through the following steps, keeping you updated on meetings, payment deadlines, and exciting milestones of the new home build.

But for now, here’s a quick and easy introduction to the home building process.

Step 1: Choose your design

The house building process starts with the fun part—choosing your favourite designs.

Once you’ve viewed our home collections online, meet with a JG King Homes expert to ask questions. Our team will explain all you need to know about our layouts and upgrades.

When you’ve made your decisions, our experts will prepare an accurate quote. You’ll need to sign this quote, provide pre-approved finance, and pay your deposit.

Step 2: Meet the team

We’ll introduce you to your main point of contact throughout the building process: your customer service administrator.

They will let you know about important meetings, dates and updates.

Your customer service administrator will also send you a Master Builders Association of Victoria (MBAV) contract to sign.

Step 3: Make tender plans

You’ll meet with us again to confirm your upgrades.

You’ll also get your tender plans to sign, confirm your financing, and pay another deposit.

Step 4: Choose colours and electrical

Come to our showroom and we’ll guide you through colour selections.

With an expert by your side, you’ll feel confident in making beautiful design and electrical decisions. This is where you start to see your home come to life.

Step 5: Complete your contract

You’ll meet with us again to go over your contract and review all your decisions.

Once you’re 100% happy, you’ll sign the contract, finalise your financing, and pay the balance of your deposit.

Step 6: Prepare the site

With the paperwork done, it’s time to prepare the site to start building.

We’ll take care of this while you sit back and relax. If you swing by the site, you’ll see the surveyor pegs are in place.

We’ll let you know when building begins. After that, you’ll get an opportunity to inspect the works at each stage.

Step 7: Lay the foundations

We lay the foundations of your dream home, pouring the slab and building the power and drains.

We’ll introduce you to your construction supervisor and you’ll get your first chance to have an on-site walk-through.

You’ll also need to make another progress payment.

Step 8: Erect the frame

Next, your BlueScope Steel frame and roof trusses go up. You’ll make another progress payment and tour the progress of the building.

Step 9: Build the exterior

This is one of the most exciting stages of the process of building a house.

If you choose to make another visit to the site, your home will look almost complete from the outside. You’ll see the brickwork, tiles, doors and windows go up.

Make a third progress payment and continue to the next step.

Step 10: Build the interior

In this stage, we complete the walls and internal cabinetry.

Come for an inspection and you’ll get a true-to-life feel for your new home.

Make another progress payment.

Step 11: Add finishing touches

This is one of the last steps in the home building process.

We’ll complete the finishing touches like paint, tiles and electrical fittings.

You’ll receive your certificate of occupancy and release your final payment.

Step 12: Get ready for settlement

It’s the day you've been waiting for!

Your construction supervisor will give you the keys and complete the hand-over process.

Many new home buyers report that this is the best part of the residential building construction process.

The house is all yours and ready for move-in!
