Are you planning on building a new home from scratch? It’s an exciting prospect, but it can also be daunting. What’s the timeline you’re looking at and what are the stages of building a house in Victoria? Is the end result really going to meet your expectations?

A little bit of trepidation is normal. After all, building a new home is a big investment! But the best way to calm your concerns and make sure that everything is as it should be is to develop a good relationship with your builder who can walk you through the home building process, from start to finish.

That way, you won’t encounter any surprises, and you’ll be able to follow the exciting milestone moments of building a new home as they happen. Because that’s all part of the fun! With an expert from JG King Homes by your side, you’ll be on your way to build your own house in Victoria in no time.

1. Design Selection

First up, you’ll choose design considerations for your new house build like floor plan and upgrades so that your building team can prepare an accurate initial quote. You’ll sign this, provide your pre-approved finance, and pay your deposit.

2. Meet the Team

Next, you’ll meet the team who’ll be by your side at every step of the way of your new house build. This includes a Customer Service Administrator who’s your main point of contact for appointments and updates. This is also the stage where you’ll start making colour selections, and get to know the ins and outs of the sample MBAV contract we’ve sent through.

3. Tender Appointment

As things are moving forward, you’ll attend your tender appointment where you’ll confirm your upgrades and be presented with your tender plans. Sign these to confirm that you’re still all in, and confirm your finance arrangements. A further deposit will be required at this stage.

4. Colour and Electrical Appointments

You’ll be guided through the selection showroom, with the appropriate experts by your side, so that you can make decisions about design palettes, and electrical components. This is where you start to see your home come to life.

5. Contract Appointment

Once you’ve made these decisions, you’ll be guided through them, one by one, to make sure you’re 100% happy. Complete your contract, provide any final finance details, and pay the balance of your deposit.

6. Site Start

That’s the paperwork done, so now it’s just a matter of any final site preparations so that we can start the build. You’ll see that at this stage the site boundaries are clearly visible with surveyor pegs in place. We’ll confirm with you when the build is underway on your clean, cleared site.

7. Base Stage

We lay the foundations of your dream home, like power and drains, and pouring the slab. This is your first chance to have an on-site walk around during your new house build, with your Construction Supervisor. A progress payment will be due at this time.

8. Frame Stage

The foundation is laid, so now the next step in the home building process is for the steel frame and roof trusses to go up. Another walk around, another progress payment. Inspections are also completed at each stage, so you can have 100% confidence in the quality of your new home.

9. Lock-Up Stage

As the brickwork is laid, and the tiles, doors and windows installed, you’ll now be seeing what your home exterior will look like when it’s complete. Again, feel free to book a site visit with your Construction Supervisor. A third progress payment is due at this stage.

10. Fix Stage

The walls are finished, internal cabinetry is fitted, and another site inspection is completed. As you complete this walk around, you’ll be able to feel what it will be like to live in your new home. As you’ve grown accustomed to, there’s another progress payment due.

11. Completion Stage

You’re so close! This is the last real step in the home building process. All the finishing touches like paint, tiles and electrical fittings will be completed. You’ll receive your certificate of occupancy and release final payment.

12. Settlement

It’s the day you've been waiting for! You receive the keys and complete a handover from your Construction Supervisor. Any new home buyer will agree that this is the best part of the residential building construction process. Any final progress payment is received and we wish you well on your way. Time to plan the move-in!
