Terms and Conditions
Ready Set Build - "Up & Art" 8-week to site program

1. Application of these terms:
These terms and conditions (“Terms”) apply specifically to offers made under the Ready Set Build “Up & Art” 8-week program, a fast-tracked offer within JG King Homes Pty Ltd’s (“JG King”) Ready Set Build range. By submitting sales paperwork and/or paying a deposit, the purchaser (“Purchaser”) agrees to be bound by these Terms, which are subject to change without notice. Where these Terms conflict with the formal Contract of Sale / Building Contract, the formal Contract prevails. Available on deposits paid from 05/09/2026.
 

2. Deposit and Eligibility:
A non-refundable $2,000 deposit secures a place in the program, on payment of which JG King will immediately order Site Survey, Soil Report and Property Service Information. Sales paperwork must be submitted within 7 days. To remain eligible, the Purchaser must have pre-approved finance and a signed land contract in place; the land must be titled JG King Metro Region Greenfields land only as determined by JG King at its absolute discretion  (no infill or Brownfield sites) and must settle within 60 days of the deposit; and selections are limited to standard JG King colour boards.

3. Fixed Site Costs and Design Restrictions:
The lot must be eligible for JG King’s fixed site costs offer; ineligible lots do not qualify for this program. Only standard design options are available, and no non-standard structural changes are permitted other than: addition/deletion of a door; addition of a wall to create a study; a garage extension; or a size reduction due to an easement or side setback.

4. Exclusions:
Excluded from this program, any blocks that require : Report & Consent (R&C) Planning Permits; Build Over Easement (BOE) applications; and Sewer tie cutback works.

5. Contract Process:
Timeframes run from JG King’s acceptance of sales paperwork. JG King will use reasonable endeavours to issue the Contract within 3 weeks, subject to fixed site cost eligibility and clause 2 requirements being met. The Purchaser must sign the MBAV contract within 2 days of issue and, on signing, pay the balance of the deposit so total deposits equal 5% of the contract price.

6. Approvals and Commencement
JG King targets Administration Complete within 8 weeks of contract signing, during which any Post Contract Variations are drawn and the Developers Approval / Building Permit application is lodged (as applicable). Developers Approval and Building Permit timeframes are subject to Council & Design Approval Panel processing and are outside JG King’s control.

7. Timeframes, Delays and General
All timeframes are indicative and may extend due to factors beyond JG King’s reasonable control (e.g. council processing, finance or settlement delays, title issues); JG King will keep the Purchaser informed of any material delay. Delays outside of the builders control may incur additional cost or part or full removal of the Ready Set build discount - speak to your New Home Advisor for more details. These Terms do not constitute a binding offer of sale — a binding agreement is formed only on execution of the formal Contract by both parties.

These terms and conditions apply specifically to Ready Set Build offers and are subject to change without notice 

JG King Homes reserves the right to withdraw or alter the promotion and its prices at any time without notice. All prices are inclusive of GST.
