Metro Melbourne Low Deposit Promotion - Terms & Conditions
 

1. Promotion Period
This promotion is available for as long as the Australian Government's 5% deposit home loan scheme (or its applicable successor scheme) remains open, available, and able to be applied for by eligible customers ("Promotion Period"). JG King Homes reserves the right to withdraw or terminate this promotion at any time, including but not limited to where the 5% deposit scheme is withdrawn, amended, fully allocated, or otherwise ceases to be available, without notice.


2. Eligibility
This promotion applies exclusively to:
     2.1 Metropolitan Melbourne
Customers purchasing a home and/or land where the land is located within the Metropolitan Melbourne area, as defined by JG King Homes. Customers should confirm with their New Home Advisor (NHA) whether their specific location falls within the eligible area prior to paying the Initial Payment. JG King Homes' determination of what constitutes "Metropolitan Melbourne" for the purposes of this promotion is final.
     2.2 All JG King Home Designs
All current JG King home designs across all collections are eligible under this promotion, including single storey, double storey, and small lot designs. Where a customer selects a facade upgrade, structural change, or non-standard inclusion, standard JG King pricing and conditions apply to that item in addition to, and independently of, this promotion.
     2.3 Government Low Deposit Scheme Eligibility
Any customer who is eligible for, and approved under, an applicable Australian Government low deposit home loan scheme (or equivalent reduced-deposit finance product) ("Government Low Deposit Scheme"), including investors and customers with reduced finance requirements, provided they meet the scheme's own eligibility criteria. This includes, but is not limited to:
          2.3.1 The Federal Government’s 5% Deposit Scheme (for eligible first home buyers);
          2.3.2 Any State or Federal shared equity, guarantor, or reduced-deposit scheme; and

          2.3.3 Any lender-specific low deposit finance product that achieves an equivalent outcome for the customer, subject to JG King Homes' discretion as to whether such a product qualifies as an "equivalent reduced-deposit finance product" for the purposes of this promotion.
Evidence of eligibility and/or formal approval (or conditional approval) under the Government Low Deposit Scheme must be provided to JG King Homes prior to, or at the time of, paying the Initial Payment. JG King Homes reserves the right to request further evidence of ongoing eligibility at any point prior to contract signing. Where a customer's eligibility or approval is subsequently declined, withdrawn, or lapses, clause 3.4 applies.
     2.4 Titled and Untitled Land
This promotion applies to both titled land (land that has been registered at the time the Initial Payment is made) and untitled land (land not yet registered, including land under a Contract of Sale subject to registration or land within an estate awaiting titling). Where land is untitled at the time of the Initial Payment:
          2.4.1 The customer acknowledges that titling timeframes are outside JG King Homes' control and may be subject to delay;

          2.4.2 The customer is responsible for ensuring their Government Low Deposit Scheme approval (including any conditional approval or loan pre-approval) remains valid up to and including the date the land registers and the building contract is signed; and

          2.4.3 JG King Homes accepts no liability for any expiry, lapse, or withdrawal of a customer's Government Low Deposit Scheme approval or finance approval resulting from delays in land titling.
Customers must satisfy all eligibility criteria above and pay the Initial Payment by the end of the Promotion Period.

3. Deposit Structure
     3.1 Eligible customers pay an initial deposit of $2,000 ("Initial Deposit") to secure their position under this promotion.
     3.2 A further payment of $5,000 is payable at the time of signing the building contract ("Contract Payment"), in addition to the Initial Deposit, bringing the total payable by contract signing to $7,000.
     3.3 The Initial Deposit and Contract Payment are payable in addition to, and do not replace, any other deposit, payment, or contribution required under the customer's building contract, land contract, or loan arrangement.
     3.4 This reduced deposit structure is made available strictly on the basis of the customer's eligibility under the Government Low Deposit Scheme. If a customer's eligibility or approval under the Government Low Deposit Scheme is not obtained, is withdrawn, or lapses, JG King Homes reserves the right to withdraw the reduced deposit structure and revert to standard deposit terms.


4. Withdrawal and Variation
JG King Homes reserves the right to withdraw, extend, or alter this promotion, including these Terms and Conditions, at any time and without notice.


5. Marketing Materials and Images
Whilst every endeavour has been made to ensure the accuracy of information provided in all marketing materials, all images are for illustration purposes only. Images used in connection with this promotion may depict upgraded items not offered in this promotion and may include fixtures, finishes, or features not supplied by JG King Homes.


6. 100 Day Build Guarantee 
The 100 Day Build Guarantee Applies To:
•    Single storey homes within the JG King Metro '100-Day Build Range'.
•    Construction within JG King’s Melbourne Metro area only.
•    Single storey homes with JG King’s standard design options only (no structural changes or custom modifications)
•    '100-Day Build Range' standard inclusions and specifications only. 
The guaranteed build time applies exclusively to the construction from Site Start to notification of Completion of the home. 
It does not extend to works such as:
•    Driveways, external brick or concrete paths and/or paving
•    Retaining walls
•    Landscaping
•    Fencing 
Eligibility for the 100 Day Build Guarantee is subject to the following conditions: 
a) Site Eligibility:
•    Land must be titled and registered in the name of the customer at the time of contract execution.
•    Site must be a greenfield site (no demolition required)
•    Site must be sewered with bushfire requirement below BAL 19
•    Applies only to sites with soil classifications of H1 or better.
•    Site must not require retaining walls. 
b) Contract Compliance: 
•    All contract payments must be made on time as set out in the Building Contract
•    Any post-contract variations requested after signing of the Building Contract may incur additional fees at the discretion of JG King and may alter/void the guaranteed build timeframe.
•    Customer must not perform 'Owner Works' on site.
•    Written confirmation must be received from JG King confirming customer qualification for the program. 
Build Time Definition and Calculation 
100 Days Definition: 
100 days means 100 business days, excluding Saturdays, Sundays, public holidays and the period between 21 December 2026 and 17 January 2027 inclusive. It will be extended by any extensions of time to which JG King is entitled pursuant to the Building Contract.  Construction Period Commencement: The Build Time commences from the date construction starts on site in accordance with the Building Contract (Site Start). Construction Period Completion: The Construction Period ends upon notification of Completion in accordance with the Building Contract. 
Additional Time Allowances:
Homes that include any of the following features, or require additional works, may require additional build time beyond the guaranteed time frame:
•    Independent inspections: An additional 10 business days per inspection, calculated from the date the Builder receives the inspection report.
•    Rock excavation: An additional 10 business days where rock is encountered during excavation. 
Important Disclaimers and Acknowledgements 
The customer acknowledges and agrees that: 
•    Building Contract Prevails: These Terms & Conditions are to be read in conjunction with the Building Contract. Where there is any inconsistency, the Building Contract prevails.
•    Land and Finance: JG King does not supply land. JG King is not in any way responsible for the provision of finance or credit assistance.
•    Right to Amend: JG King reserves the right to amend or withdraw the 100 Day Build Guarantee terms and conditions at any time without notice.

7. 8 Star NatHERS Energy Rating
All standard JG King Homes house designs within the Eligible Designs are constructed to achieve an 8-star NatHERS performance rating at no additional cost, provided the home is optimally oriented. The decision as to optimal orientation shall be made by JG King Homes.
Any change to a standard design, including but not limited to floor plan choices and facade changes, may affect the NatHERS performance rating and may incur additional costs to achieve an 8-star rating.
Please speak with your New Home Advisor to confirm whether your home can achieve an 8-star NatHERS performance rating at no additional cost.
